U Choose Paint Colors! Jan1st Possession, LGE Driveway, Cozy! in Red Deer County, Alberta

Laminate nearly done and our painter (thanks Juan!!) suggested we give the new owners the option to choose paint colors so we'll work at getting all the prep work done and as soon as you choose paint color it will be done for moving in.

It was shortly after Y2K that my soon to be wife and I found this place and purchased it. It's a dream come true to own your own home, this was our first and we just love this place!
Neither of us was making much money at the time so this cozy half duplex with three bedrooms was just a gem waiting for us to discover!
You see, we needed something affordable (even through our cold Alberta winters and this was it). It's really amazing how well this place keeps you warm in the winter with very little running of the furnace.
We're pretty sure the extra blown in attic insulation is what contributed to all those toasty warm winter months.

Well, weren't in there more than about 6 months and my wife wanted to renovate everything one room at a time. So that's just what we did! A nice couple we knew from a local church came over and taught us how to paint and put a nice border in the ceiling in the bedrooms (you can see it in the one photo) and then we began the tedious job of reno's. I'm a bit of a stickler when it comes do doing reno's so we pulled all electrical faceplates and baseboards off and did the entire walls and taped the paint lines off.
Anyhow, I don't want to make this add too long, it's just we had a really great 10 years living here and I just know you'll love this place too.

1. There is a great sized shed (about 6'x8') in the back yard and it will even fit a quad if it has to.
2. Garden: my wife just loved the garden, it's a perfect size for a city plot. We used to get MASSIVE tomatoes out of it as it has south facing sun. Not sure if these photos will really show how large the Virginia Creeper have become now but we planted on by the shed so it pretty much get's covered in summer and another is coming up on the edge of the garden and sprawling along the fence for privacy.
2. Driveway: this was paved before we moved in and wow it sure is nice having all that parking room. It was rare that our friends and family had to park on the street! We kept our camper there right along side the house and it will fit a 5th wheel also.
3. I had noticed something else nearly strange about living here and I'm not sure how to say this or what to call it, it's like one of those unexplained phenomenons. You see, the property is situated on the inside of a slight curve at the start of the playground zone for the school (more below) and is on the north side of the duplex so often people don't even know it's there, especially now with the trees grown up so large in the front for shade from the afternoon sun. I'm not sure if it's because of the way the retaining wall is situated but we often would sit on the deck or even the driveway and people walking by or driving were pretty much oblivious we were even there.
4. The roof shingles are in top shape and are going to last a LONG time yet as the roof faces north so it barely get's exposed to the elements like the south facing ones do.
5. Type of building: pretty sure they call this a bi-level which means the basement is only half the height. So the lower level doesn't even feel like a basement at all! The windows are large and at breast height so it works well as a rumpus/entertainment room, room for rent or a really nice office space also. The third bedroom and second bathroom (shower, sink, toilet) are on lower.
OH, almost forgot to mention a couple of cool things about the location:
1. There is a elementary school....kindergarden through the 6th grade across the street (well literally just down like three houses and across) with a playground and lot's of grass to run around on, fly kites and drive remote control cars or whatever else you do, yes and skating rink in the winter also !
2. Food, dining, malls are just a couple blocks away as the place is easy walking distance to Gaetz Ave.
3. Bus stops just a few houses down on either side if you need to commute without a vehicle this is the place.
4. The neighbors are just top notch and always willing to help.

We are doing some renovations at the moment so just thought to mention it. New laminate flooring throughout the basement is going in. A new sink in the upstairs bathroom and ceramic tiles in both bathrooms. So the current photos won't be showing the new work that is taking place but we'll try to refresh the ad once those are done.
A couple other points my wife threw into this ad:
-Located on the north side (Normandeau)
-Hardwood flooring upstairs
-Carpet in two upstairs bedrooms
-Balcony
-Finished downstairs with living space, bedroom and bathroom
-3/4 fenced backyard with a garden plot and shed

P.S. Money, nearly forgot this too, we'd really like to see $220,000 out of the place, our neighbor sold theirs for $235,000 next door and it's not nearly as nice. However, the market has gone down a bit since then so we'll let it go for $209,995
